Please review the terms and conditions relating to this
reservation.
Renter must be 21 To Reserve and Check-in.
Fees
A non-refundable reservation fee of $35.00 will be added to
each reservation. A fee of $35.00 will be charged for all returned checks.
Deposits & Payments
A deposit, equal to 25% of the rental fee or $250, whichever
is greater, plus the reservation fee, is due and payable to Wedebrock Real
Estate Company to confirm your reservation. Deposits may be made by cash,
credit card, money order, check, or electronic funds transfer. Deposits by
credit card must be made at the time of your reservation. Deposits made by
cash, money order, check, or electronic funds transfer, must be received within
14 days of making your reservation. Deposits not received within 14 days of
your reservation are subject to a late payment fee of $100.00.
Final payment is due at least 14 days before arrival date
along the with security/damage deposit. Final payment must be made in the form
of cash, money order, check, or electronic funds transfer. Credit cards are
not accepted for final payment of your reservation.
Once you have provided your credit card information and your
credit card payment is approved, or money has been received, your reservation
is confirmed and subject to all cancellation terms and penalties.
Security Deposit & Damage
The Renter
agrees to pay a security/damage deposit of $250-$2000 (depending on the
property rented), which shall be in the form of check, cash, money order, or
electronic funds transfer. This money is held in a separate escrow account
which does not bear interest. Release of the deposit shall be subject to
inspection of the rental property and will be mailed to the guest between 45
and 50 days from date of departure. The Renter hereby authorizes Wedebrock Real
Estate Company to use the damage/security deposit for the cost of repairs,
replacement, services, telephone charges or extra cleaning for all damage,
breakage and/or loss incurred during the stay of the Renter. In the event of
damage to the premises, its equipment, furniture, or carpeting, the Renter
shall be responsible for damage costs exceeding the security deposit, including
collection costs and attorney’s fees. Documentation detailing damages and
charges will be provided to the Renter at their request.
(Beach Castle only: Security/damage deposit shall be in the form of a
signed credit card receipt authorizing the Beach Castle to automatically charge
guests for damages to or excessive cleaning in a rental unit.)
Cancellations & Refunds
A full cancellation refund minus a service fee of $25.00
will be made, if, and only if the property is re-rented for the entire time of
the original reservation, which was cancelled. If the property is not
re-rented per the stipulation above the entire rental deposit will be
forfeited.
(Beach Castle only: Deposits are fully
refundable minus a service fee of $25.00 if reservation is cancelled sixty days
or more before the scheduled arrival date. Cancellation policy for
cancellations 59 days or less before arrival date is the same as stated above.)
For your protection, all notice of cancellation must be in
writing (no email) and faxed or mailed to us.
Should the owner of any property elect to remove their
property from our rental program, the guest shall not hold Wedebrock Real
Estate Company liable. In such an instance, the guest will be relocated to
comparable accommodations determined by the rental agency. If comparable
accommodations are not available, the guest will receive a full refund.
Wedebrock Real Estate is not responsible for events beyond
our control, e.g. inclement weather, maintenance issues, local construction
noise, etc. Optional travel insurance will be included in the cost of
all reservations. The guest reserves the right to opt out of travel insurance
at the time of reservation. Please consult the travel insurance portion of
your reservation to understand it completely.
Check-In / Checkout
Upon making your reservation, your Confirmation/Lease
Agreement will be mailed to you. This agreement must be initialed,
signed, dated and returned to Wedebrock Real Estate Company at least 14 days
before arrival date for reservation to be valid. Under no circumstances will
the Renter be given access to a rental property without a valid, initialed and
signed Confirmation/Lease Agreement.
Check-In is between 4:00 and 5:00 PM.
Late or weekend arriving guests will be informed where keys
for their rental may be obtained.
Check-Out is 9:30 AM. No exceptions!
Renter and Renter's entire party must vacate the property
and return the keys to the office not later than 9:30 am on the date of check out. Failure to check out on time could result in a $50 late check out fee. For
lost keys, $25 will be charged. If the Renter is locked out of their apartment,
$50 will be charged to send someone to let the Renter into their property. All
rental properties are cleaned and inspected upon your departure and the cost is
included in your rental fee.
Home & Condo Equipment and Maintenance
Although each property will be completely equipped for
rental purposes, we cannot accept responsibility for aesthetic conflicts. We
reserve the right to change units for any reason.
All homes and condos are privately owned and equipped for
basic vacation needs. Bed linens and towels are provided. Kitchen utensils,
silverware, pots, pans, glasses, dinner ware, basic small appliances and a starter
supply of soap and paper products are made available for all rentals. You will
need to bring or purchase additional supplies.
Telephones are provided. Local calls are free. Use a calling
card or dial collect to place long distance calls. (Some rental properties may
include long distance service. Please check with us if this is a concern.)
Some properties may include upgraded cable television and/or
internet service. In some instances, Renters may be allowed to arrange for
upgrading cable television service or have internet service installed at their
vacation property while they are in residence. Under no circumstances are
owners required to provide internet or upgraded cable television services, nor
can they guarantee that existing internet service or service contracted by the
Renter will be operational. The Renter is solely responsible for connection
and operation of any internet related services included or contracted at a
property. Any services regarding cable television or internet services hook
up, operation or return of internet equipment requiring the assistance of the
Wedebrock Real Estate Company will be charged to the Renter at customary
charges by Wedebrock.
Maintenance and possible insect or other problems in the
home or condo will be handled in a timely and professional manner. The
rental rate will not be adjusted due to any malfunction of equipment, which
includes TV’s, VCR’s, DVD’s, air conditioning equipment, hot water heaters,
stoves, refrigerators, small appliances, door locks, plumbing malfunctions,
etc., or the existence of ordinary insects. I.E. ants, flies, palmetto bugs,
etc.
Maximum Occupancy
Each property has a specific maximum occupancy. Take note of
the maximum number of guests allowed in the homes and condos before making your
reservation. This policy is strictly enforced.
Gatherings
Our properties are located in residential areas and are
rented for personal vacation use only. Parties and other large gatherings are
not allowed. Violators risk forfeiture of their deposit, rental fees, and
eviction.
No Smoking
All homes and condos are Non-Smoking! No exceptions -
$300 fine.
Pet Policy
No pets allowed unless specifically approved at a pet
friendly property - $300 fine.
Cleaning
Renter agrees to maintain the cleanliness of the premises
during the occupancy and to leave the premises in the same condition it was found
upon arrival. Excessive cleaning charges will be automatically charged to the
Renter's security deposit or credit card if the property is left in
unacceptable condition, or if furnishings must be replaced to their original
locations.
Additional Provisions
The agent may enter the premises at any time in the event of
emergency, and reserves the right to give the Renter 24 hour notice to show the
property for rental or sales purposes. The agent also reserves the right to
enter the premises at any time for maintenance and repair purposes but will
make every attempt to do so at the Renter's convenience.
Some owners charge for excessive utility usage. These
charges may include long distance phone charges, summer time electric charges
over a specified amount and additional electricity, natural gas or propane
usage for pool and/or spa heating. An additional, cash security deposit will
be required for to pay for these expenses. Any remaining balance left from the
payment of these additional utilities will be mailed to the renter in
approximately 45-50 days from their departure. The Renter will be notified at
the time of their reservation if such charges apply.
Disclaimer
The Renter
agrees that Wedebrock Real Estate Company shall not be liable to Renter, Renter’s
guests, invitees or any other person for any injury, loss or damage to any
person or property on or about the rental premises. Renter shall hold Wedebrock
Real Estate Company harmless and indemnified from and against all loss or
damage occasioned by use, misuses or abuse of any part of or fixture on the
premises, surrounding areas and from or against any omission, neglect, or
default of the Renter, his/her guests or invitees. The Renter acknowledges that
Wedebrock Real Estate Company is acting solely in the capacity of Agent for the
property owner, assumes no liability thereunder.
